But in recent years, in major markets like New York City, co-working spaces have increasingly been taken over by multinational corporations and Fortune 500 firms. CBRE, which closely tracks the co-working space industry, divided its rapid growth into three distinct phases: the “executive suites market” that predates 2009, the “birth of co-working,” which took off in 2012, and the “rise of enterprise,” which began in 2016.

As the flexible office space market soars in Miami-Dade, observers warn that the region doesn’t attract the blue-chip clients that are increasingly bolstering co-working firms nationwide.
